There are so many elements to cover in buying a home,

but for today we're going to stick with the basics.

Here are four pillars to our process and the role we play as your "stress sponge", the job of absorbing the chaos, cleaning up any messes, and overcoming hurdles from consultation to closing.

Initial Consultation

The first step we take in creating a winning strategy for our buyers is getting together for a one on one consultation. We find this to be one of the most important parts of our job, as this sets our clients up for success by being properly educated and enabling them to make informed decisions. We're pretty easy going so this can be done in person over a coffee, or over zoom and is always free of charge.

 

 We'll discuss topics such as budget  "negotiables and non-negotiables" to best tailor the property search to your specifications.  Next, we'll review a sample sales contract and break down the contingency periods, and strategies to maneuver through these steps successfully and as stress free for you as possible.

 

Finally we'll discuss terms of service, our contract with you, and cover all of the potential costs your may or may not be responsible during our time together.

Property Search
& Touring

Now we're getting to the fun stuff!

 

After the consultation, we'll go back to our computer and start a "rough draft" search parameter to cast a broader net of options, but will eventually become more narrow as we tour through properties and get a better feel for what you really like. This is so important, because many times we find our clients start with particular "must haves" or deal breakers, but those lists evolve over the course of touring sessions as they find their tastes may change once physically inside the homes and priorities shift to  accommodate budgets. During this time you'll also be looking for homes on your preferred platforms, and sending your top picks to your broker. Together you'll create a fabulous list of homes to start scheduling and rotate through on a weekly basis (optional).

Setting up several tours in one day is a great way to learn and compare and contrast, but it is also logistically nuanced as there are many parties and schedules to maneuver. For that reason we ask our clients to give us 24 hours to set showing requests. Many times we can fit in one or two at the last minute for special cirsumstancces, but we like to set this expectation in advance.

Inspections

A buyer going through inspections without a realtor, is like a duckling swimming through a family of alligators. Can you make it through uninjured? Sure, anythings possible. But it's not likely. And we don't recommend trying.

There are several inspections buyers are entitled to performing as part of their due diligence. Which ones to have on which types of properties is very nuanced and requires many years of knowledge and experience. We not only inform our clients as to which inspections we recommend they perform, but also a list of inspectors we've built through peer recommendations and decades of combined experience.

Once inspections are completed, we often times need  additional expertise to address qualifying defects as part of our repair negotiations. This is where we refer to our lengthy and always developing list of service providers. These contractors provide in depth details and understanding of where the issue came from, how to resolve it, and at what cost. 

This is the most sensitive period of a transaction and often times the most stressful. Abode West agents are skilled at helping put issues that arise into perspective, helping the buyers understand when to accept things as a normal responsibility of being the next home owner, when to negotiate for a defect credit or repair, and when to walk away.
