Pricing Strategy
During the first phase of selling your home, we're going to perform an extensive comparable home sales analysis to determine a range of what we see your house selling for and how to get there.
This is our first, and highly critical initial step as it determines what type of plan to implement in the prepping and and eventual marketing of the property.


Home Prep
Once the pricing range is set, we use that metric to reverse engineer a home prep action plan. Sometimes our prescription for our sellers is as little as giving the house a good scrub down and declutter. Other times, we offer services from our in house contractor or make recommendations to various service providers to make strategic improvements that could make a big difference in desirability of the property and ultimately a bigger pay day for our clients.
But hands down, our favorite prep option is giving a listing instant glam is through staging. The before and after shots are so satisyfing.
Marketing
Once your house has completed her agent assisted "glow up", and is ready for market, we execute a full on marketing blitz. We hire out photogrpahy, matterport 3-D imaging, and video tours from the best in the biz and advertise on every major platform. Then we start drilling down on direct marketing which includes but is not limited to emails out to 8,000 agents, open houses, brokers open, neighborhood outreach, social media elevation and more. We aggressively rinse and repeat the strategy until an acceptable offer is agreed upon.


Inspections Support
We've been around a long time, and can identify when a buyer's agent is coming in with exaggerated repair requests along with bloated bids from their contractor.
That doesn't fly on our watch. At Abode West we help educate our sellers by procuring multiple bids, and second opinions on items of contention ensuring fair dealing with all parties involved and enabling our client's to make an informed decision.
